Jacob & Co Residences Mohali: GB Realty’s ₹2,500 Cr Launch

Jacob and Co Residences Mohali

GB Realty and Jacob & Co announce Punjab’s first branded residences in Mohali

Punjab’s housing market has a new name to watch. On 26 October, GB Realty announced a luxury residential project on Airport Road in Mohali together with Jacob & Co. GB Realty describes its partnership with Jacob & Co as the state’s first branded-residences development.

For a city better known for its IT parks and its closeness to Chandigarh, that is a notable statement. Branded residences, meaning homes designed and marketed in association with a luxury label, have so far clustered in metros such as Mumbai, Delhi-NCR and Bengaluru. Reports say this would also be the first project of its kind in a tier-2 Indian city.

What has been announced

A final project name has not been confirmed, so this piece refers to it as Jacob & Co Residences Mohali. GB Realty will develop it, and Jacob & Co will design the entire development. The project plans five residential towers: three under the Jacob & Co name and two under the Salman Khan Residences brand.

The money involved is substantial. GB Realty plans to invest roughly ₹2,400–2,500 crore, with more than ₹1,000 crore going into land. The rest will fund construction, development and other project costs.

Gurinder Bhatti, founder and managing director of GB Realty, said Punjab has always embraced a larger-than-life way of living, and that the collaboration pairs an international design view with GB Realty’s own development vision. He described the investment as a mark of confidence in the Tricity’s potential.

Why Jacob & Co, and why now

Jacob & Co built its reputation through watchmaking and high jewellery, combining bold designs with technical innovation. Over the last few years it has stretched that identity into property, with residential tie-ups in Dubai, Ras Al Khaimah and Abu Dhabi, and with M3M on developments in Noida and Gurugram. Industry coverage counts Jacob & Co Mohali as its third residential partnership in India.

The Punjab link is not entirely new, either. The brand has released limited-edition watches with Indian themes, including a Sher-e-Punjab edition, so a home in Mohali fits a pattern of courting affluent buyers in the north.

For GB Realty, the project is a step up. The developer focuses on Mohali and New Chandigarh, and was founded by entrepreneurs with backgrounds in hospitality, education, media and entertainment. This is its first move into branded residences, and it sits inside a bigger plan: more than ₹5,000 crore of investment over three years, rising to about ₹10,000 crore over five, with around ₹3,500 crore set aside for luxury and ultra-luxury housing.

Where Airport Road fits

Airport Road has become one of Mohali’s most closely watched growth corridors, tying the city’s residential sectors, institutions and commercial hubs to Chandigarh and the international airport. A developer placing its largest bet so far on this stretch says something about where premium demand is expected to go. GB Realty says the project is aimed at buyers across the Chandigarh–Mohali–Panchkula region who want distinctive homes, rather than another standard tower.

On the Jacob & Co Mohali location, the announcement names Airport Road but does not give the sector or plot details, so buyers should wait for official documents before drawing conclusions about the surroundings.

Key Project Details Available So Far

Some important project details are now available for buyers exploring Jacob & Co Residences Mohali.

The developer plans to build 8 towers across 9 acres, including 2 Salman Khan towers. Reported unit sizes range from 2,000 to 6,370 sq. ft., with prices starting at approximately ₹2.90 crore, or around ₹14,500 per sq. ft. However, buyers should verify these figures and seek official confirmation of the launch date, possession timeline, RERA registration number, apartment configurations, and amenities before making a decision.

That caution matters because branded residences sell a promise as much as square footage. A sensible approach is simple: wait for the official brochure, check the Punjab RERA registration when it appears. And compare the per-square-foot pricing with other luxury projects in the Tricity before committing.

The bigger picture

If the project delivers on its pitch, it could change how Tricity buyers think about luxury housing, moving the conversation beyond plot size and address to design, brand and service. If it stumbles on timelines or specifications, a famous name will not paper over the gap. Branded residences live or die on delivery, and buyers in a new market will look closely at the first handover.

For now, the GB Jacob & Co Mohali announcement is best read as a confident opening move. The ambition is clear, the investment is large, and the real test, from approvals to construction quality, is still ahead.
